STAIN COLORS: MUST SUBMIT AR FORM

General Guidelines: Each application for approval of a fence and replacement of a fence shall be reviewed on an individual basis and the guidelines detailed herein are for guidance only. 

 

Fences: Guidelines for approval of any fence within the Subdivision are as follow:

 

  • Plan Submission: Any homeowner who wishes to construct or reconstruct a fence on a lot in the Subdivision shall first provide proposed plans to the ARC for review.  Such plans shall include, at minimum, a diagram showing the location of the proposed fencing on such lot, a detailed description or example of materials for such proposed fencing, a color sample of the fencing materials, stain color and the height of such proposed fencing.
  • Neighbor Approval: Any lot owner proposing a fence must also provide to the ARC written consents from the owners of the contiguous lots.  “Contiguous Lots” shall, for the purpose of this paragraph, shall be defined as real estate lots that are adjoined or adjacent to each other.
  • Fence Material: Only shadowbox wooden fencing will be allowed.  No chain link, vinyl, metal or other materials shall be allowed in any fencing on any lot.  An exception on fencing types could be granted if the homeowner’s lot backs up to the lake. 
  • Fence Stain: All fences backing up to Buck Lake Road and Alban Stewart Way will have to be stained with Sherwin Williams Woodscape SOLID BODY STAIN, Color is Pinecone.  All other fence stains can either be clear or a color in the “chestnut color family.” ALL FENCE STAIN HAS TO BE APPROVED BY THE ARC PRIOR TO BEING APPLIED.   
  • All fences that back up to the school will be replaced with wooden shadowbox fencing when it needs to be replaced.
